Lease Fee and Maintenance Reserve:
Upon securing a tenant meeting our rigorous criteria, a lease fee of $795 is deducted from the first month's rent, accompanied by a $500 maintenance reserve. The maintenance reserve safeguards your funds, providing a buffer between rent deposits and collections. Our lease fee is warrantied for a year, offering peace of mind with a commitment to re-rent at no cost if the tenant relationship concludes prematurely.
Monthly Management Fee:
Our monthly management fee is rent-dependent, ranging from 7% for properties renting at $3,000/month or more, to 10% for those renting at $1,500/month or less. With an average fee of 8%, our tiered approach ensures fair and competitive pricing.
Annual In-Person Walk Through Rental Inspections:
We conduct annual in-person walk-through rental inspections, strategically timed at approximately 6-7 months into the lease. For a nominal fee of $85, you receive a comprehensive report with interior condition pictures, aiding in lease renewal decisions.
Eviction Support and Legal Compliance:
In the rare event of a tenant relationship turning unfavorable, our team is equipped to handle the eviction process, minimizing impact on your bottom line. Our thorough understanding of rental laws and regulations ensures your property is always legally compliant.
Annual Admin Fee:
Our commitment to transparency includes an annual $75 admin fee per unit, charged in December.
