How much do your services cost?
If you're considering property management services, you’re probably wondering about the costs. Our goal is to provide property owners with exceptional value while keeping our fees straightforward and transparent.
Our management fee is a percentage of collected rent, meaning if the property is vacant or no rent is being collected, there’s no fee. This percentage ranges between 7% and 10% of monthly rent, with lower rates for higher-rent properties.
We charge a leasing fee of 45% of one month’s rent (with a minimum of $795 for lower-priced properties). This covers everything involved in getting a vacant property occupied, including marketing, showings, tenant screening, a thorough move-in condition report, lease agreement preparation, and utility setup.
When a tenant's lease is approaching expiration, we handle the entire lease renewal process, including required notices and any potential rent adjustments. The lease renewal fee is 15% of the monthly rent.
Additional Fees:
- Annual Walk-Through Fee: $85 – This covers an in-person inspection of the property each year.
- Annual Admin Fee: $75 – This covers administrative services such as preparing end-of-year tax documents like 1099s.

How do we do our advertising?
We use a comprehensive rental property advertising strategy to attract high-quality tenants quickly. All our rental listings are featured on our website’s “For Rent” page and syndicated to over 27 top rental listing sites, including Zillow and other popular platforms. Some of these require paid listings, but we cover that as part of our property management services.
Each listing includes detailed property information, a full photo gallery (with watermarked images to prevent scams), and an immersive 3D virtual tour. This allows potential renters to explore the property online before scheduling an in-person visit, increasing engagement and interest.
Interested renters can schedule property viewings and apply online with ease. Plus, our dedicated team is available seven days a week to follow up on inquiries, answer questions, and assist with scheduling—ensuring quick responses and a smooth leasing process.

How long of vacancy time in-between tenants should you expect?
Vacancy and turnover time between tenants can vary depending on the condition the property is returned in. After a tenant moves out, we immediately provide a move-out condition report to the owner. Any necessary repairs or cleaning are promptly scheduled. Once the property is ready, we begin marketing it. On average, our listings stay on the market for 28 days before securing an applicant. I'm often asked about pets. Is it a good idea to have pets in my rental? Is it a bad idea to have pets in my rental?
We understand that allowing pets in your rental property can be a concern. However, with over 50 years of experience, we’ve found that thorough tenant and pet screening significantly reduces potential issues.
Saying “no” to pets can increase vacancy time, so we use a professional pet screening service and provide a $2,500 pet damage guarantee—on top of the tenant’s security deposit—for extra peace of mind.

Do you offer inspections of my rental?
Yes, we perform walkthrough inspections at key points during a tenancy to help ensure your property is well-maintained and that any issues are addressed promptly. While we are not certified home inspectors, these rental walkthroughs allow us to check for unreported issues, lease violations, or other concerns.
- Move-In Walkthrough Inspection – Before a tenant moves in, we conduct a detailed walkthrough to document the property's condition. This helps set clear expectations for how the home should be maintained and returned at move-out.
- Annual Walkthrough Inspection – Once a year, while the property is occupied, we perform a walkthrough to check for any unreported maintenance issues, lease violations, or concerns that need attention. This inspection also helps us determine whether to offer a lease renewal to the current tenant.
- Move-Out Walkthrough Inspection – When a tenant vacates, we complete a move-out inspection to assess the property's condition and identify any necessary repairs or maintenance before the next tenant moves in.
All walkthrough inspection reports are compiled into a PDF with high-resolution photos, which we email to property owners. This allows you to review the condition of your property in detail, with the ability to click on each image for a full high-definition view.

How do we handle maintenance?
We handle maintenance and repairs with a focus on protecting your property, ensuring tenant safety, and complying with Washington State Landlord-Tenant regulations.
Emergency Repairs: For urgent issues—such as water heater failures, heating problems, or water leaks that could cause significant damage—we act immediately to prevent further issues. In these situations, we will notify you as soon as possible, but we proceed with necessary repairs without delay to comply with legal requirements and safeguard your property.
Non-Emergency Repairs: For routine or non-urgent maintenance (like fence repairs or roof work), we have a preauthorized repair limit of $650. If the cost is within this threshold, we proceed with the repair. For repairs exceeding $650, we will contact you for approval and can obtain multiple bids if preferred.

What is your Eviction Protection Guarantee?
SJC Management Group will cover eviction attorney fees, court fees and sheriff fees up to $1500 for any tenant screened and approved by SJC Management Group within the first year of tenancy.
